Tenant Improvements
We work for a number of industrial and office landlords and property managers who have a lot of tenant occupied spaces. When one tenant moves out, we will remove all of the old/dated flooring, cabinets, countertops, ceiling tiles etc, and then install all new flooring and ceiling tiles as well as paint the spaces.
Example: Let’s say T-Mobile vacates a 20,000 square foot office space in the Denver Tech Center and State Farm Insurance is taking over the space on a new 5 or 7-year lease. Before State Farm will move in, per the lease, the Landlord is required to move some walls around to make some offices larger and/or smaller. Also, State Farm may want to create a new conference room or two, and they will also want an updated break room, restrooms, and reception area along with all new carpet and paint that matches their corporate logo etc.
